Some methods of delivery for construction projects include:

• CM At-Risk: The construction manager commits to delivering a project within a Guaranteed Maximum Price; the manager will act as a consultant during the development and design phases of the project, but as a general contractor during actual construction. The construction manager must control and manage the finances of the project throughout, so as to not break the limit of the GMP.
  
  
• Agency CM: This is a fee-based service wherein the construction manager is responsible to the owner and acts in the owner's interests in every stage of the project. The advice of the CM is uncolored by any sort of conflicting interest because of the nature of the responsibility.
  
  
• Design-Build: This business model is becoming more popular, wherein owners contract a construction team known as the design-builder, whom are responsible for taking the project from concept, to design, to approval, and actual construction.
• 
  General Contracting: A general contractor is a group or individual that contracts with another organization or individual for the construction, renovation, or demolition of a property. The general contractor is defined as the signatory as builder of the prime contract for the project.General contractors are responsible for the means and methods of the project, as well as the supply of material, labor, equipment, and services.

  Owner's Representative: Brady CMG offers this delivery method as a new service, wherein a representative advises owners throughout the project, helping to control expenditures and improving the process.
